Every part of the operation is managed in relation to the others. Pricing affects occupancy, cleaning schedules follow the calendar, and reporting turns all of it into decisions.
Pricing and revenue management
The nightly rate is not set once and forgotten. It follows demand, season, booking lead time, day of the week, occupancy and what the competing supply in your location is doing. Pricing is reviewed and adjusted continuously, so that it works together with occupancy and with the overall economic result of the property.
Revenue management treats price and occupancy as one question, not two. A high rate with an empty calendar is as poor an outcome as a full calendar at any price. The pricing we run is therefore evaluated together with reporting, so the owner sees not only the numbers but the reasoning behind them.
Distribution across channels
A property is distributed through Airbnb, Booking.com and direct bookings. Calendars are synchronised so that collisions cannot occur, presentation and stay policies remain consistent on every channel, and availability is steered towards the channel that serves the property best in a given period.
Distribution is not a list of created listings. It is a managed sales channel that works with the occupancy of the whole season, and direct bookings gradually strengthen the property as its own brand with returning guests.
Guests and communication
Our work starts before the reservation and does not end with it. We handle the first enquiry ourselves: answering questions, advising on transport and the area, and keeping the response speed that booking platforms expect. Communication continues through the whole stay, until departure and feedback. The guest always knows where they stand, and the owner does not handle messages, calls or situations outside office hours.
Check-in, check-out and cleaning
Arrival and departure are run as a process, not an improvisation: key handover, instructions and a contact for anything that does not go to plan, with the check-out timed to connect to cleaning and the next reservation.
Cleaning follows an operational standard: a defined list of tasks, a check after every clean, and scheduling driven by the booking calendar, including the connections between consecutive stays. Linen of hotel quality is supplied, exchanged and logistically handled between cleans. The property is ready for every new guest in a consistent state.
Inspections, maintenance and damage
The property is inspected in person, not only through photographs: the state of the interior, equipment, appliances and the small faults that could trouble a guest are noticed and resolved before a guest finds them. Maintenance and repairs are coordinated between reservations by a network of tradespeople and service companies.
If damage occurs, we follow clear rules: document the extent, establish what happened, arrange settlement and compensation, and handle communication with the guest and the necessary paperwork. The property returns to operation quickly, and the owner, often living far away, does not deal with any of it alone.
Owner reporting
The owner regularly receives an overview of revenue, bookings, occupancy, average nightly rate, costs and the result. The figures come with context, so it is clear what influenced the period and where improvement is possible. Reporting is clear and free of hidden performance promises. It is a basis for decisions, not a stack of tables.
PROTECTING THE ASSET
Revenue is only
half of management.
The other half is care for the property itself: operational standards, house rules, regular inspections, maintenance and clear procedures for exceptional situations. Managed well, they protect the value of the property over the long term. Revenue and asset care are not two separate worlds, but two sides of one management.
