AIRBNB MANAGEMENT IN THE CZECH REPUBLIC

Airbnb management for owners who want their evenings back.

You rent your apartment on Airbnb or Booking.com — or you're still deciding whether to start. Guests write at inconvenient hours, calendars drift apart, cleaning has to land between stays. We run the whole operation for owners across the Czech Republic: listing, distribution, guests, cleaning, pricing and reporting, with one local team.

Apartment prepared for arriving guests

OWNER REALITY

A listing is easy.
The operation around it isn't.

Getting an apartment onto Airbnb takes an afternoon. Keeping it booked, clean and profitable takes the rest of the year.

Guests message at midnight and book somewhere else if the reply comes late. A cleaning that starts late delays the next check-in. A washing machine that fails becomes urgent the moment a guest finds it. Every detail is public, and the score stays on the listing.

Short-term rental management exists because of that gap. The rest of this page describes, concretely, what we take over — and what stays with you.

WHAT WE TAKE OVER

One team,
five parts of the operation.

01

Listing & distribution

We build and run the listing itself — photography, descriptions, amenities, house rules — and place the property on Airbnb, Booking.com and direct bookings, with one calendar behind every channel. What already works is kept; what doesn’t is changed with a reason, not a guess.

Why it matters: The listing is the storefront. Accurate presentation books the right guests, and synchronised calendars rule out double bookings.

02

Guests

We handle communication from the first enquiry to the review: questions before booking, check-in and check-out, requests during the stay, reviews and feedback afterwards. The first enquiry is answered on the platform, at the speed the channel expects.

Why it matters: Response time and clarity decide bookings and ratings. Guests who are dealt with properly come back, and leave reviews that work for the listing long after their stay.

03

Property & operations

Cleaning and linen between stays, inspections, maintenance and small repairs, and incident or damage resolution. Every stay starts with the apartment cleaned, prepared and checked to the same standard.

Why it matters: This is what guests actually rate — and what keeps a property from aging faster than it should.

04

Pricing

Nightly rates follow demand — season, booking lead time, occupancy, events in the area — instead of sitting at one number all year. Pricing is part of the management, not a separate project; the reasoning behind it is described in revenue management.

Why it matters: Price and occupancy earn the result together. A single fixed rate loses on one of them.

05

Owner reporting

You receive regular reporting on how the property performed — revenue, bookings and costs — each number with context, so it’s clear what influenced the period. Decisions that matter are discussed with you; the daily operation isn’t your job, and the property stays yours.

Why it matters: You see how the property performs without having to run it.

AIRBNB, BOOKING.COM AND DIRECT

More than one channel.
One calendar.

Airbnb is where most short-term rentals in the Czech Republic start. It isn't where they should stop: Booking.com reaches guests who book apartments the way they book hotels, and direct bookings and repeat guests reduce dependence on any single platform's commissions and rule changes.

Running channels separately means separate calendars — and the mistakes that follow: double bookings, blocked dates that should be open, house rules that differ by channel. Under management, availability follows one calendar everywhere, pricing stays consistent, and the property is never hostage to one algorithm.

Channel management here is a service, not software: the team that answers your Airbnb guests is the team that answers your Booking.com guests.

THE GUEST EXPERIENCE

How your property
is actually kept.

A managed property is judged by its worst day — the tired guest, the rushed cleaning, the missing linen. So the standard is fixed and checked, not assumed.

Every stay starts the same way: the apartment cleaned, linen fresh, everything in place and working. Communication before arrival sets expectations, check-in is prepared rather than improvised, and questions during the stay are answered by the team, in Czech and in English.

After checkout, the apartment is cleaned and inspected, and anything missing or damaged is dealt with before the next arrival.

Owners rarely see this part. They see its result: reviews that stay strong, guests who return, and a property that holds its condition season after season.

STARTING OR RESTARTING

An empty apartment and
a running one need different things.

If the apartment already rents, we take the listing over and align it: presentation, pricing, policies and channels are reviewed against how the listing actually performs, and what works is kept. If it doesn't rent yet — it's empty, newly bought or being rearranged — the preparation comes first: photography, descriptions, house rules, the cleaning standard, and one calendar behind every channel. Anything that needs adjusting before the first guest is agreed with you in advance, and the handover happens in stages, so you always know what's going on.

The first guest should arrive to an apartment that already runs properly.

HOW IT WORKS

From handover to
a running operation.

01

Analysis

Location, property type, how the property is used today. What demand around it allows — and what it doesn’t — shapes everything that follows.

02

Preparation

The property is made ready to earn: photography, descriptions, house rules, the cleaning standard, one calendar behind every booking channel. Anything that needs adjusting is agreed with you first.

03

Launch

The listing goes out through Airbnb, Booking.com and direct bookings, with calendars synchronised and presentation consistent. Pricing follows demand from the first night.

04

Daily operation

Guests, check-in and check-out, cleaning, linen, inspections, maintenance — and the small situations that simply happen.

05

Reporting

How the property performed — revenue, bookings, costs — each number with context, and decisions that matter discussed with you.

LIVING OUTSIDE THE CZECH REPUBLIC?

Managed here.
Visible from anywhere.

Nothing about this changes if you live abroad — except that none of it requires you to be here. Guests are hosted, cleaning is run, repairs are arranged in Czech, and reporting reaches you in English. How the distance is handled — time zones, payments, keys, Czech administration — has its own page: managing a Czech property from abroad.

COVERAGE

Prague, Brno, Ostrava —
and the rest of the country.

We manage short-term rentals in Prague, Brno, Ostrava and elsewhere in the Czech Republic. The operation is the same everywhere; what changes are the local details — demand, seasonality, the kind of guests a place attracts — and those shape pricing and preparation for each property. Prague, where demand is strongest, gets its own page: Airbnb and short-term rental management in Prague.

WHO RUNS IT

A real company,
named people.

IOA Stay is run by Alexandr Ioanidis and Gabriela Ioanidu, under INVERSION s.r.o.

The people who answer your guests are the same people whose work shows up in your reporting — there is no chain between the two. We don't promise guaranteed income or magic occupancy numbers; what we promise is a process you can follow and numbers explained in context.

before handing over a listing.

YOUR LISTING, UNDER MANAGEMENT

Tell us about
your property.

Where the apartment is, what type it is, how it's hosted today. That's enough for a first professional view of its potential and what management would look like — in English, without commitment on either side.
